Tile Roofing System
Tiles are available in numerous colors, styles, and weights. The standard is tile that weighs less than 600 lbs per 100 square feet. If the roof weighs over 600 lbs per 100 square feet, an engineer will need to write a report to substantiate the weight, and the report will need to be approved by the city.
The underlayment (waterproofing) is the most important aspect of a tile roofing system. It is typically available in the following three options:
One layer of tile guard.
Two layers of tile guard (this is the most widely installed option).
Modified rubber underlayment (this is the highest-quality option).
Most customers use the two-layer tile guard underlayment. For customers who want the peace of mind provided by a longer lasting roofing system, we can install a modified rubber underlayment. With a modified rubber underlayment, the roofing system will last up to 50 years.
Flat Roofs For Residential Homes
Built-Up Roofing Systems (BUR) and Modified Rubber Roofing Systems are often used commercially, but they can also be used effectively for residential homes.
BUR roofing systems are the most popular and cost effective roofs on the market today and are created using hot asphalt. With the introduction of Title 24, some of the BUR Systems are approaching the same pricing as the Single Ply Systems. The biggest drawback to the BUR Systems is the smell of hot asphalt and the noise of the kettle.
Modified Bitumen Rubber Roofing Systems are applied with a hand-held torch. On larger jobs, a "dragon wagon" is used. This is a 3-foot-wide machine pulled by one technician. Modified rubber is similar to single ply as they both consist of one layer of waterproofing. All drains, metal, and flashing get an extra layer of modified rubber.
The application of this roofing system is more convenient than the application for BUR systems, since a kettle and hot asphalt are not needed, and the pricing is comparable to the higher-end BUR Systems.
Slate Roofing Systems
Slate Roofing tiles are manufactured from natural slate produced in the earth. Its density and tough exterior make for remarkable seal and leak protection. Slate roofing systems may last up to 100 years, and they come in numerous colors, sizes and textures. This allows for a variety of different architectural effects.
The cost of slate roofs is relatively expensive. Some manufacturers offer a simulated slate roof that offers the same consistent performance at a more affordable price.
Wood Shake & Simulated Wood Shake
There are two types of wood roofing—shingles and shakes. Neither boasts the practicality of a modern roofing material, but they have an undeniable aesthetic appeal. Wood shingles are machine-cut and tapered for a trim, crisp appearance. Wood shakes look more rustic, as they are hand-split on one side.
For customers who want the appearance of wood shake, but prefer an option requiring less maintenance, we can install a tile roof that looks like wood shake.
